What a flake floor is
A flake floor, also called a chip floor, starts with a pigmented base coat. While it is wet, we broadcast colored vinyl flakes until the surface is fully covered. After it cures, we scrape and vacuum the loose chips and seal everything with clear topcoats. The result is a textured, speckled surface that looks a bit like granite and hides almost everything.
That hiding power is why flake floors are so popular here. Fine dust blows into garages every time the door opens. On a solid-color floor, it shows within a day. On a flake floor, it blends into the pattern, so the garage looks clean longer between sweeps.
Why choose flake
Texture and grip
The chips create a slightly rough surface that improves traction, especially when the floor is wet from a car or a hose. We can adjust the topcoat thickness to make it smoother or grippier.
Durability
A full broadcast floor is thicker than a simple coating. The flakes add body and protect the base coat from scratches and impact. It handles floor jacks, rolling tool chests and the weight of trucks and trailers.
Easy repairs
If an area gets damaged, the pattern makes repairs blend in far better than with solid colors.
Choosing a blend
Blends come in dozens of mixes. Earth tones with tan, brown and gray are popular because they match the valley landscape and hide dust and mud. Gray, black and white blends give a clean, modern look. Some owners add a pop of color to match a truck or a sports team. We bring samples so you can see them in your garage light.
Our process
We grind the slab with diamond tools to remove builder sealers and open the surface. Cracks and chips are repaired and the floor is vacuumed. A base coat goes down in your chosen color, followed by a full broadcast of flakes. After curing, we scrape off loose chips, vacuum and apply a UV-stable clear topcoat, often polyaspartic for speed and sun resistance.
Off-road gear and trailers
Garages that store side-by-sides, quads, dirt bikes and trailers see sand, mud and sharp edges. Flake floors are a great match. Mud dries and sweeps off, sand does not grind into the surface as easily and the texture keeps feet steady when unloading. We recommend kickstand pads and jack plates to spread point loads.
Beyond garages
Flake floors also work in laundry rooms, mudrooms, covered patios, workshops, barns and small commercial spaces. They are popular in tack rooms and feed storage areas on horse properties because they clean up quickly and resist moisture.
Timeline
Most flake floors take one to two days. With a polyaspartic topcoat, you can often walk on it the next morning and park within a day or two.
Maintenance
Sweep or use a leaf blower to clear dust, then mop with a mild cleaner when needed. A soft brush helps on textured surfaces. Avoid harsh acids and solvents.
Questions
Can I choose a partial broadcast?
Yes, but full broadcast is stronger and hides more dust.
Is it hard to clean?
No. Texture is fine enough that a mop or soft brush works well.
Will flakes fade?
Not under a UV-stable topcoat.

Flake size and pattern
Chip size changes the look. Quarter-inch flakes are the standard and give a balanced speckle. Larger flakes look bold and hide more, while smaller flakes look finer and closer to stone. We usually recommend a quarter-inch blend for garages that see mud and sand, and we bring boards of each size so you can compare them under your own lights before deciding.
What the estimate covers
Your written quote lists grinding, crack repair, base color, flake blend, topcoat type and the number of days on site. We price the whole floor up front, so there are no add-ons for routine repairs we find during prep. If a slab needs unusual work, such as removing thick old paint or fixing deep spalls, we flag it before you sign. Many customers also add stem walls or the first step into the house so the color runs continuously. Ask about matching the apron outside the door if you want a clean transition from driveway to garage.
